Land & Power supports CleanSpark’s long-term growth by identifying, evaluating, and advancing strategic land and power opportunities across North America. Working closely with the Land & Power team, this role researches emerging markets, identifies available utility capacity, evaluates industrial and commercial land opportunities, and develops relationships with utilities, brokers, landowners, developers, and economic development organizations to build a pipeline of qualified development opportunities. The Development Associate supports the early stages of the land and power development lifecycle by conducting market research, coordinating preliminary site evaluations and due diligence activities, and advancing opportunities for review by the broader Land & Power team. Success in this role requires commercial curiosity, strong relationship-building skills, sound business judgment, and the ability to manage multiple opportunities in a fast-paced environment Key Responsibilities Research emerging markets to identify strategic land and power opportunities aligned with CleanSpark’s growth objectives. Identify and evaluate industrial and commercial land opportunities by assessing utility capacity, infrastructure availability, zoning, accessibility, and other site characteristics. Build and maintain relationships with utilities, brokers, landowners, developers, municipalities, and economic development organizations to source future opportunities. Conduct preliminary market research, site evaluations, and due diligence to assess the viability of prospective opportunities. Support negotiations and site control activities, including letters of intent, purchase agreements, and related documentation. Prepare market analyses, site summaries, and recommendations for leadership review. Maintain an organized pipeline of prospective opportunities, providing regular updates on project status, risks, and milestones. Partner with Engineering, Development, Construction, Finance, and Legal to transition qualified opportunities into the development pipeline. Additional duties as assigned. This role requires professionalism, executive presence, sound engineering judgment, and the ability to effectively influence technical decisions across a collaborative, fast-paced organization. Qualifications Bachelor’s degree in business, Real Estate, Engineering, Urban Planning, Geography, or a related field preferred. Equivalent combinations of education, professional experience, industry training, and/or a current real estate license will also be considered. Two or more years of experience in commercial real estate, industrial development, land acquisition, site selection, infrastructure development, energy development, or a related field. Experience researching and evaluating commercial or industrial development opportunities. Demonstrated ability to build and maintain relationships with brokers, utilities, landowners, developers, or public agencies. Strong analytical, organizational, negotiation, and communication skills. Ability to manage multiple priorities while working independently. Willingness to travel throughout the United States. Ability to travel to project sites as required. Preferred Qualifications Experience supporting data center, utility, energy, or industrial development projects. Familiarity with utility infrastructure, commercial real estate transactions, or site due diligence. Experience with GIS, CRM platforms, mapping software, or project tracking systems. $80,000 - $110,000 a year This position may involve duties that require operation of a company vehicle or travel between job sites.
