Commercial Real Estate Transactions Manager Role Summary We are seeking an analytical and action-oriented Real Estate Transactions Manager to be the “engine room” of our infrastructure acquisition team. In this role, you will take identified sites and drive them from initial interest to a signed lease or purchase agreement. You’ll specialize in high-power EV charging sites, vehicle service centers, and parking facilities. You will not just track deals; you will actively unblock them. You will serve as the central node connecting Legal, Finance, Technical and external broker teams, aggregating their inputs into clear, actionable Deal Summaries for our Investment Committee. Your goal is to maximize pipeline velocity while minimizing risk. Key Responsibilities 1. Pipeline & Transaction Management
Funnel Velocity:Manage a high volume of active real estate transactions simultaneously, ensuring sites meet our location, technical and cost requirements, track critical dates and hold stakeholders accountable to timelines.
Negotiation Support:Outline key terms for Letters of Intent (LOIs). Partner with legal counsel to redline leases and related contracts, ensuring commercial terms align with company targets.
Deal Closing: Manage the closing checklist, ensuring all contingencies (zoning, title, survey, environmental) are cleared prior to execution.
Collaborate with local teams:Coordinate and streamline communication between Moove headquarters and the Japan team, driving efficient information sharing, cross-functional collaboration, and decision-making for real estate transactions. 2. Cross-Functional Due Diligence
The “Quarterback”:Act as the central point of contact during the diligence period. You are responsible for pulling in the right experts at the right time.
Construction & Utilities:Coordinate with the project delivery teams of external partners to validate site buildability and power availability (MW capacity).
Legal:Coordinate with internal and external counsel to advance zoning, land use, and permitting reviews.
Finance:Collaborate to ensure deal economics fit within our CAPEX and OPEX models. 3. Investment Analysis & Reporting

Initial Duties: Identify a pipeline of real estate assets (lease and purchase) supporting fleet operations, including EV charging, parking and vehicle servicing depots; conduct due diligence and financial analysis; and lead contracting negotiations. Full responsibilities are set out above.

Fixed Overtime Allowance (固定残業手当): ¥1,180,493 – ¥1,362,108 per year (¥98,374 – ¥113,509 per month), paid as 18 hours of overtime per month
Overtime Beyond the Fixed Hours:Overtime in excess of 18 hours per month is paid additionally at the statutory premium rate.
